Keep up With Tech-Savvy Residents

High-tech amenities such as fiber-optics can create
measurable results for apartments and condos.

The right upgrades can breathe life into a residential property — like the fiber-optic network that Clifton, N.J.-based Value Companies installed in its portfolio of mainly 1960s- and ’70s-vintage properties. Jack Linefsky, director of operations at Value Companies, told Multifamily Executive Magazine, “Now we are able to give our residents 21st-century technology in a well-located, well-maintained building, even though our portfolio is older.” Today’s renters and condo buyers expect a reliable fiber-optic network or other high-bandwidth alternatives they can link to from home. Increasingly, they’re choosing to live where they can access such resources.

Fulfilling high-bandwidth preferences is paying off for building owners and managers across the country. Value Companies owns and manages more than 3,500 residential units in Florida, New Jersey, New York, Pennsylvania and Texas. They installed Verizon FiOS® at three of their communities in northern New Jersey, resulting in a “material, revenue-producing event,” says Jonathan Moore, vice president of development at Value Companies.

Fulfilling Resident Preference

Consumer demand for living spaces that offer high-tech amenities is very real, and so are the rewards for building owners and developers who enhance their properties with these improvements.

Consider the findings of Praxis Research Partners, which exposed consumers to a description of Verizon FiOS, the fiber-optic service that gives residents access to all the bandwidth they’ll ever need. More than 50 percent of those consumers indicated they would be more likely to purchase or rent a new home with this service, compared to an identical home without the service, everything else being equal.

Meeting Growing Demand
Perhaps you’re not that interested in technology, still relying on your dial-up Internet service, analog TV and telephone land line. But many of your current and potential residents — especially, but not exclusively, younger ones — have already embraced new technology that relies on the high-bandwidth services that fiber-optics delivers.

More consumers are buying and downloading movies and music. More are watching movies, TV programs and videos through online connections. More are playing games and trading securities online. And, of course, more are connected to others through instant messaging, text messaging and the like.

Not only are consumers using these applications more, they’re connected to them more frequently, and often at the same time. So the need for bandwidth grows ever greater, and only fiber-optics stands to keep pace.

Ensuring Long-Term Results

As a property owner or developer, job No. 1 is to attract and retain residents, and to maintain and improve rental or sales rates — in short, to enhance property value. Give residents the high-tech amenities they want, and you'll be able to measure your success.

Whether you have apartments or condos, new properties or old, partner with Verizon FiOS to make improvements to your properties and your bottom line. Verizon will:

    •  Cover most deployment costs in multifamily properties.
    •  Minimize disruption with low-impact design and deployment.

We take care of it all, leaving you to focus on daily business, other property improvements or the next big thing.
